Closing Coordination

A signed real estate purchase contract is no guarantee that a sale will go through. The closing can contain many hidden details which could easily end a deal. We assist in the closings of conventional and REO properties for lenders, servicers, investors, and homeowners to make the transaction as smooth as possible.

Title Review, Curative, and Policies

We offer abbreviated title searches and reviews to individuals and corporations interested in purchasing properties at auction where it may be difficult to uncover title issues. Additionally, our experience and strong relationships with title companies allow us to efficiently cure a property’s title defects.

Deed Recording

We draft, record, and comply with municipal requirements for quit claim and special warranty deeds throughout the State of Illinois.  We have developed a strong rapport with villages across the State of Illinois that allows us to work quickly and efficiently to comply with inspections, utility readings, and transfer stamp payments required before deed recording.
