Our closing fee includes ordering, reviewing and clearing title as well as preparing all required closing documents (i.e., deed, transfer tax declaration, affidavit of title, bill of sale, and ALTA exceptions). Investors: Many of our investor clients have specific requirements for the properties they buy and sell. For investors purchasing rental properties, we assist in reviewing HOA documents for rental provisions and receive written confirmation of same from the association. Our team also tracks and maintains short sale contracts for investors choosing this method of acquisition. For investors purchasing at auction, we offer abbreviated title searches to advise what liens and tax obligations may be present as well as offer municipal compliance and deed recording services. Additionally, when our clients order title through our firm, the relationships we have perfected with title vendors allow closings to occur within days of contract acceptance.
Homeowners: Our attorneys offer a hands-on approach to walking our clients through the home buying or home selling process. We often work with First Time Home Buyers who need additional guidance understanding the nuances of a real estate closing and loan requirements.
