We handle real estate closings of conventional and REO properties for lenders, servicers, investors, and homeowners. All properties serviced by Boiko & Osimani are entered in our proprietary real estate tracker database, which allows clients to run reports on their properties for current status and closing information.

Lenders & Servicers: Our team’s experience in the default servicing industry allows us to close high volume files with speed and efficiency. Our closing fee includes ordering, reviewing and clearing title as well as preparing all required closing documents (i.e., deed, transfer tax declaration, affidavit of title, bill of sale, and ALTA exceptions). Investors: Many of our investor clients have specific requirements for the properties they buy and sell. For investors purchasing rental properties, we assist in reviewing HOA documents for rental provisions and receive written confirmation of same from the association. Our team also tracks and maintains short sale contracts for investors choosing this method of acquisition. For investors purchasing at auction, we offer abbreviated title searches to advise what liens and tax obligations may be present as well as offer municipal compliance and deed recording services. Additionally, when our clients order title through our firm, the relationships we have perfected with title vendors allow closings to occur within days of contract acceptance.

Homeowners: Our attorneys offer a hands-on approach to walking our clients through the home buying or home selling process. We often work with First Time Home Buyers who need additional guidance understanding the nuances of a real estate closing and loan requirements. We also assist For Sale By Owner clients to ensure they have met all disclosure requirements and understand their obligations when selling their home.

We offer abbreviated title searches and reviews to individuals and corporations interested in purchasing properties at auction where it may be difficult to uncover title issues. Additionally, our experience and strong relationships with title companies allow us to efficiently cure a property’s title defects.

Using Illinois property and foreclosure laws, we cure title defects in their entirety, rather than cause our clients to incur charges for paying off old liens and judgments.

  • Improperly recorded documents (i.e., wrong county, wrong PIN)

We draft, record, and comply with municipal requirements for quit claim and special warranty deeds throughout the State of Illinois. Our experience in working with and building a strong rapport with villages across the state allows us to work quickly and efficiently in complying with inspections and utility payments required before deed recording.
We facilitate negotiations, draft contracts, prepare title, and close properties purchased and sold in bulk between corporations. For properties outside of Illinois included in these bulk transactions, we have affiliations in every state that can expedite requirements as needed.
We negotiate and close short sale properties on behalf of homeowners and purchasers.
We represent lenders and noteholders in negotiating and drafting deeds in lieu of foreclosure of notes on residential and commercial properties.
